Home sellers often ask what the best time is to put their homes on the market. They are often reluctant to list their homes during the holidays because they have heard that they shouldn’t; buyers are too busy or the weather is too cold. Many tell me that they will wait until spring when the weather warms up. There are some very good reasons that these next couple of months are prime time to get your house sold!
The real estate market has become less seasonal than it has been in the past. Technology has offered a world where the real estate market is a 24/7/365 venture. Buyers have the internet at their fingers and can check listings at any time. The suburban Chicago market is no different. I am not surprised when I get up in the morning and find emails from my clients that were sent at 3 or 4 a.m. (Note to clients: I leave my phone downstairs when I go to bed. Don’t expect an answer in the middle of the night!)
Home inventory is typically lighter during the holidays and that means less competition for you. That is certainly true right now in Lake Zurich, Buffalo Grove, Palatine, Arlington Heights, and the surrounding towns. Serious buyers are ALWAYS looking for their “dahl” house and it doesn’t matter if it’s Christmas Eve or the temperature is 20 below zero. You may get fewer showings during this time but those seeing your home will be very motivated and ready to make a buying decision.
If you think that selling your home during the holidays would be just too inconvenient, consider putting it on the market in January. Availability of homes will still be low and the serious buyers will be out there. The myth that the real estate market begins in May or June is just that, a myth. Historically the suburban Chicago real estate market gets the most activity beginning right after Super Bowl and into May.
