The Plan
MARKET THROUGH MLS
Your home will be placed in Multiple Listing Service. The MLS only makes your home available for Realtors to find. I use the MLS to target the agents most likely to show your home in the first 30 days. I also use it to identify target groups of buyers and neighborhoods and send appropriate information to both groups.
PLACE A SIGN ON THE PROPERTY
The Coldwell Banker name shows stability, quality and a positive image. The sign notifies neighbors that your home is available and creates visibility for prospective buyers who may be driving through the area.
CREATE A JUST LISTED CARD
The Just Listed card shows a picture and a few details of your home. It is sent to Realtors, neighbors, my personal list and additional targeted groups of buyers.
CREATE A BROCHURE
A multi-page color brochure will be created by our Marketing Director using pictures, special features and area information. This brochure will be provided to buyers at open houses and private showings. It will also be provided to anyone who makes an inquiry on the property.
OPEN HOUSES (Where Appropriate)
Open Houses are more than just sticking a sign in the ground and hoping people come. I have a proactive plan for Open Houses that increases the number of prospects attending.
PRINT ADVERTISING
Our print advertising includes: Chicago Tribune, Daily Herald and Pioneer Press

PLACE A LOCKBOX ON THE PROPERTY
Placing a lockbox creates convenience, allowing showings to take place at any time. They are secure as we use electronic keypads which record the ID of the agent using it.
REALTOR’S TOUR
Holding a Realtor tour, where appropriate, places your property in the mental inventory of sales associates. It also allows for additional feedback and recommendations.
PROGRESS REPORTS
Progress reports will be provided to you. They are available in different forms and you can choose the one that suits you best: phone, email, US Mail or Internet. The report will update market activity, provide feedback and give you an overview of upcoming marketing strategy. The report is in addition to weekly (at least!) phone calls.
RECOMMEND IMPROVEMENTS TO ADD TO SALEABILITY OF HOME
You only get one chance to make a first impression! I’ll let you know what buyers are looking for and help you stage your home to appeal to most. This will help to prevent objections before they occur.

FOLLOW UP LEADS FROM ALL AD/SIGN/INTERNET
SCREEN ALL PARTIES WHO SUBMIT A PURCHASE AGREEMENT
We will require that a pre-approval letter be submitted with each offer to purchase.
WORK WITH APPRAISER TO ENSURE ACCURATE APPRAISAL

KEEP OWNER UPDATED AS TO PROGRESS OF FILE AFTER THE SALE
From the time you sign a Purchase Agreement, its about 45-60 days to closing. During that time, there’s a lot going on – Home Inspection, Attorney review, lender updates, title updates, contingencies, etc. I’ll keep you updated every step of the way.
