December 31, 2010 – Brandenberry Review of 2010

Prices appear to have stabilized. The Illinois Association of Realtors reports stable prices over the past three months although the report also shows a lower number of sales. This is a good indicator that the housing market may be on its way to recovery. Brandenberry continues to be one of the best condo complexes in the area: Good room sizes, clean buildings and a well-maintained common area. Also, the complex is FHA approved which is a big plus!

The market continues to be a price war and a beauty contest. In order to sell your property, it must be in excellent condition and priced aggressively. Properties that are one and not the other remain on the market much longer than those that win at both categories.

The past year has not been kind to condo sellers. There are an unbalanced number of condos on the market compared to the number of buyers. While this is true in most segments of the market, the condo market is particularly hard hit. That’s enough of the reality check!

The good news is that if you’re looking to move up, your timing is excellent. While you may take less for your condo, you will be saving much more on the move up. If that seems confusing to you, contact me and we’ll talk about it.
